Design Planning
Choose a design professional to create a plan and detailed scope of work, most homeowners hire either an architect and/or an interior designer. Many designers work on projects that don’t involve major structural work or additions. We can also offer assistance with material and colour selections. Architects may take on a wide range of work, or work only on floor plans and permits, and leave the details of the electrical plan, baths and kitchen to another designer.

There are five phases of design,
Pre-Design (Feasibility), Design Development, Contract/Construction Documents, Bidding and finally Construction Management. At Brookland NINE, LLC we represent the owner’s interest, providing oversight over an entire project d. Our mandate is to work with all parties to deliver the project: on time, at or under budget, and to the owner’s expected standard of quality, scope, and function. A 2013 study by McGraw-Hill Construction and supported by the CMAA Foundation showed that using professional CM saved money, avoided or mitigated problems, and produced higher quality results for owners.

As the owner's representation, we are on your side of the table with no conflict of interest,, acting on your behalf, helping to make the project match your vision.
​We can bring in contractors, professionals, vendor and material selection or manage your selection of professionals, contractors or materials. The main objective is to deliver the project on time, within budget, and avoidance of conflict between contractors and project teams.
It is common for many organizations, regardless of their size and resources to recognize the need for an Owner’s Representation, even while the project is underway. That being said, it's never too late to bring us on board, however sooner is better!

Feasibility Studies
A feasibility study considers the options for satisfying the client's needs, enabling the client to prepare a business case for the preferred option and deciding whether or not to proceed with the project.
Earlier or later application will result in some resources or activities being re-allocated. Earlier identification is better. Determining the potential work for a project is one of the primary reasons owners and developers choose to conduct feasibility studies before buying land, building or building a business .
Among other things, feasibility studies also tell you whether your project is financially feasible or whether, in real estate, if the locale's regulatory structure will allow it.
The cost is a very small percentage of the overall project costs. It saves time and money. And that's a reasonable cost for analyzing the information you need to make the right decision.

Contract management is the process of actively managing contract implementation to ensure the efficient and effective delivery of the contracted outputs and/or outcomes.
Contract management objectives are to ensure that the contract is:

2. Completed to the required specifications, standards and/or quality;
3. Completed within the agreed price.
